At The Accommodation Bureau, we're all about making renting out a property as easy and hassle-free as possible. Recently, we had a landlord come to us in need of help. He needed assistance with finding a builder that could attend to an urgent job at his property, but his current agent couldn’t find anyone. That's where we were able to help.

The Problem

Our potential client lived several hours’ drive away from Cornwall, making it tricky for him to keep an eye on things. He needed someone trustworthy to co-ordinate the repairs and make sure everything was up to scratch with the complex rules and regulations you need to comply with when renting out a home.

Our Solution

We carried out an initial consultation with the landlord which included a thorough assessment of the property. This included spotting any potential safety issues to ensure compliance with legislation, and providing a list of improvements that we suggested would bring the property up to a suitable standard. After discussions with the landlord around budget, we got to work. We co-ordinated the various tradespeople (builder, electrician, carpet fitter, gas engineer, cleaner) and sorted out everything from sprucing up the cottage with fresh paint and carpets to getting the boiler serviced and getting the property deep cleaned.

In a climate where it is hard to find reliable and fairly priced tradespeople that carry out work to a high standard, our client had the peace of mind that we only use tradespeople we trust. We have built up long-standing relationships with a contacts book full of tradespeople that offer the service we need.

The Big Change

Once the trades worked their magic, the property was looking completely transformed (in a really good way!). Prior to the works, we had valued the cottage at a rental figure of £625 per month but after the works, we increased the price to £675 a month because it was looking so good. Then came the fun part – we spread the word about the cottage and had over 40 people interested in renting it out within the first 24 hours of advertising.

We’re now currently in the process of arranging viewings (being carried out this week) and we’ll be selecting a tenant that will pay the rent on time, look after the property and make it their home (a landlord’s dream tenant!). The cottage is within walking distance of Bodmin Hospital and the town centre, so we’ll have no shortage of people applying. We’ll carry out thorough background checks on the potential renter before offering a tenancy to check their suitability. This is vitally important with the investment the landlord has put into the property.
