FULL MANAGEMENT SERVICE
Our Full Management Service allows you to assign us with the day to day running and administration of your property, alleviating you from the time consuming, yet critical responsibilities involved.
From monthly rental collection to emergency call-outs, we undertake to provide you and your tenants with a fully comprehensive service, encompassing all areas of the tenancy.
As part of this service we shall:

Visit your property to provide a full market appraisal |

Market your property using a wide range of effective marketing channels |
 |
Accompany all prospective tenants to viewings of your property |
 |
Carry out full referencing checks of prospective tenant |
 |
Compete a full “move-in” procedure with your tenants, including signed tenancy agreement, written and video inventory / schedule of condition |

Transfer all utilities to the tenant (including taking meter readings) |
 |
Collect rent monthly by standing order |
 |
Provide you with a monthly statement of income / expenditure |
 |
Pay monthly rent directly into your bank account |
 |
Carry out regular inspections of your property, providing a written report |
 |
Arrange and carry out minor (or emergency) repairs, up to a pre-agreed limit previously set with yourself (obtaining estimates over this limit) |

Hold a dilapidation deposit in designated bonded client account |
 |
Carry out a full “move-out” procedure, including dilapidation inspection |
RENT GUARANTEE SCHEME (OPTIONAL)
In addition to our normal Full Management Service, we can provide the security of an unlimited NO ARREARS & LEGAL COSTS GUARANTEE.
This guarantee provides a landlord with the security that whilst a property is occupied by the tenant, monthly rental income is GUARANTEED by The Accommodation Bureau, even in the unlikely event that a tenant’s circumstances mean that they default on their rental payments. The guarantee also covers any legal costs required (including court fees) in obtaining possession of the property through the courts.
LET ONLY SERVICE
Our Let Only Service allows you to manage the day to day running and administration of your property, whilst allowing us to find a suitable tenant. We will ensure that everything possible is done to quickly and effectively find a tenant for your property.
